1. Not Getting Pre-Approved Early

Many buyers wait until they “find the right house” before talking to a lender. Huge mistake.

Here’s why:

  • You don’t know your true price range

  • You can’t make a competitive offer

  • Sellers take you less seriously

  • You may misunderstand your monthly payment

Pre-Approval Definition:
Pre-Approval is when a lender reviews your credit, income, and assets to give you a verified price range and loan type, it’s stronger than pre-qualification and proves you’re ready to buy.

My advice:
Get pre-approved before you browse homes. It changes your entire strategy.

2. Shopping by Price Alone Instead of Monthly Payment

East TN property taxes, insurance rates, and interest rates vary more than people realize.

A $300k house in Cleveland is not the same monthly payment as a $300k house in Knox County.

Key mistake: focusing only on purchase price instead of the full monthly cost:

  • Mortgage (principal + interest)

  • Taxes

  • Insurance

  • HOA fees (if any)
